Some important amendments made in DDJAY-Affordable Plotted Housing Policy
The provision of freezing 50% salable area has been removed – Haryana Government has approved the removal of the provision of freezing 50% salable area in Deen Dayal Jan Awas Yojana 2023. This approval has been given in the cabinet meeting chaired by Chief Minister Manohar Lal Khattar. Because under this scheme 50% of the salable area was kept with the government. After the withdrawal of this provision, now the benefit of this affordable housing scheme will reach more beneficiaries towards the state.
Provision for mortgage of salable area in lieu of bank guarantee- In case of security against any possible default after the completion of the project, the colonizer shall be required to provide bank guarantee in favor of the Director of Internal Development Works and EDC It has been made mandatory to have mortgage of residential space covering 10% of the salable area.
Developers to be provided with additional option for construction of community site – As per the amendment, the developer will be given additional option to construct need based community site at his own cost for provision of mass use and community facilities to the residents of the colonies. Will be given. The colonizer will not be allowed to earn membership fees or any other benefit from such community hall. Apart from this, it is necessary to obtain the occupation certificate of the community site before providing the final completion certificate to the coloniser.
